According to the Southeast Alabama Association of Realtors, June residential sales in the Dothan area increased 21.7 year-over-year in June. Sales increased by 7.7% from May. Sales are up 6.6% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (779) increased 3.6% from May and increased 16.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.0 months, down from 4.1 months in May, and down from 4.2 months in June 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The Dothan area’s median sales price in June was $271,000, an increase of 3.2% from one year ago and an increase of 15.3% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 102 days on the market (DOM), 5 days faster than June 2025.
Forecast: June sales (196) were 20 units, or 11.3% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (176). ACRE forecasted a total of 916 home sales year-to-date, while there were 966 actual sales through June, a difference of 5.4%.
