According to the Baldwin Realtors, July residential sales decreased 2.4% year-over-year from 677 to 661 closed transactions. Following seasonal trends, sales decreased 22.3% from June. Inventory: July listings (3,271) decreased 15.0% from June and decreased 11.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, up from 4.5 months in June and down 9.6% from July 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The Baldwin County median sales price in July was $375,000, an increase of 1.9% from one year ago and an increase of 4.2% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 101 days on the market (DOM), 26 days slower than July 2025.
Forecast: July sales were 72 units, or 9.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 733 sales for the month, while actual sales were 661 units.
New Construction: The 113 new homes sold represents 17.1% of all residential sales in July. Total sales decreased by 13.1% year-over-year. The median sales price for new home sales was $355,268, a decrease of 0.2% from one year ago and an increase of 2.1% from June.
