Inventory: January listings (136) decreased 40.6% from December and decreased 22.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 0.8 months, down from 1.1 in December and up from 1.6 months in January 2021. Pricing: The Baldwin County condo median sales price in January was $474,900, an increase of 18.5% from one year ago and a decrease of 10.4% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Condos sold in December averaged 44 days on the market (DOM), 31 days faster than one year ago.
