Calhoun County home sales decline 30% year-over-year in April

Sales: According to the Calhoun County Board of Realtors, April residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 29.7% year-over-year (Y/Y) from 192 to 135 closed transactions. Sales decreased 15.1% from March, and are now down 29.3% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (465) increased 0.9% from March and decreased 9.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 2.9 months in March and up from 2.7 in April 2022. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.

Pricing: The area’s median sales price in April was $160,000, a decrease of 12.3% from one year ago and a decrease of 11.1% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 74 days on the market (DOM), 42 days slower than April 2022. 

Forecast: April sales were 26 units, or 16.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 161 sales for the month, while actual sales were 135 units. ACRE forecast a total of 580 residential sales in the area

 year-to-date, while there were 520 actual sales through April, a difference of 10.4%.
