According to the Athens-Limestone Association of Realtors, April residential sales in the area increased 15.1% year-over-year from 172 to 198 closed transactions. Sales increased 12.5% from March. Sales are up 13.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (777) increased 7.2% from March and increased 48.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.9 months, down from 4.1 months in March and up from 3.0 months in April 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The area’s median sales price in April was $317,505, an increase of 0.4% from one year ago and a decrease of 0.4% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 41 days on the market (DOM), 4 days faster than April 2023.
Forecast: April sales were 36 units, or 22.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 162 sales, and actual sales were 198 units. ACRE forecast a total of 592 home sales in the area year-to-date, while there were 646 actual sales through March, a difference of 9.1%.
New Construction: The 90 new homes sold represent 45.5% of all residential sales in the area in April. Total sales increased 8.4% year-over-year. The median sales price in April was $316,455, a decrease of 0.9% from March and an increase of 0.1% from one year ago.
