Calhoun County home sales down 28% year-over-year in June

According to the Calhoun County Board of Realtors, June residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 27.5% year-over-year (Y/Y) from 189 to 137 closed transactions. Sales decreased 12.7% from May and are now up 5.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (614) increased 12.9% from May and increased 27.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.5 months, up from 3.5 months in May and up from 2.6 in June 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.

Pricing: The area’s median sales price in June was $199,900, an increase of 8.1% from one year ago and consistent with May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in June averaged 42 days on the market (DOM), 3 days slower than June 2023.

Forecast: June sales were 63 units, or 31.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 200 sales for the month, while actual sales were 137 units. ACRE forecast a total of 999 residential sales in the area year-to-date, while there were 825 actual sales through June, a difference of 17.4%.

New Construction: The 8 new homes sold represent 5.1% of all residential sales in the area in June. Total sales increased 100.0% year-over-year. The median sales price in June was $219,900, a decrease of 3.3% from May and a decrease of 19.3% from one year ago.
