According to the Athens-Limestone Association of Realtors, June residential sales in the area decreased 10.4% year-over-year (Y/Y) from 211 to 189 closed transactions. Sales decreased 17.1% from May. Sales are up 11.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (819) increased 3.4% from May and increased 59.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, up from 3.5 months in May and up from 2.4 months in June 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-6 months of supply.
Pricing: The area’s median sales price in June was $325,990, a decrease of 3.5% from one year ago and a decrease of 0.1% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 40 days on the market (DOM), 10 days slower than June 2023.
Forecast: June sales were 12 units, or 5.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 201 sales, and actual sales were 189 units. ACRE forecast a total of 981 home sales in the area year-to-date, while there were 1,063 actual sales through June, a difference of 8.3%.
New Construction: The 101 new homes sold represent 44.5% of all residential sales in the area in June. Total sales increased 17.4% year-over-year. The median sales price in June was $335,980, an increase of 4.0% from May and a decrease of 1.4% from one year ago.
