According to the Calhoun County Board of Realtors, December residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 6.3% year-over-year (Y/Y) from 126 to 134 closed transactions. Inventory: December listings (578) decreased 1.4% from November and increased 15.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, down from 4.4 months in November and up from 4.0 months in December 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in December was $198,700, an increase of 4.6% from one year ago and a decrease of 2.6% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 56 days on the market (DOM), 20 days slower than December 2023.
Forecast: December sales were 22 units, or 19.2%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 112 sales for the month, while actual sales were 134 units. ACRE forecast a total of 1,791 residential sales in the area year-to-date, while there were 1,714 actual sales through December, a difference of 4.3%.
New Construction: The 12 new homes sold represent 9.0% of all residential sales in the area in December. Total sales didn’t change year-over-year. The median sales price in December was $229,490, a decrease of 4.4% from November and an increase of 2.8% from one year ago.
