According to the Southeast Alabama Association of Realtors, December residential sales in the Dothan area decreased 4.5% year-over-year from 134 to 128 closed transactions. Inventory: December listings (588) decreased 8.7% from November and increased 33.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.6 months, down from 4.9 in November and up from 3.3 months in December 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The Dothan area median sales price in December was $221,500, an increase of 8.3% from one year ago and a decrease of 10.5% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 104 days on the market (DOM), 6 days slower than December 2023.
Forecast: December sales (128) were 13 units, or 9.2% below the Alabama Center for Real Estate’s (ACRE) monthly forecast (141). ACRE forecasted a total of 1,929 home sales year-to-date, while there were 1,794 actual sales through December, a difference of 7.0%.
