According to ValleyMLS.com, January home sales in the Huntsville area increased 11.1% year-over-year from 378 to 420 closed transactions. Inventory: January listings (2,335) decreased 0.5% from December and increased 34.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.6 months, up from 3.8 in December, and up from 4.6 months in January 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in January was $330,000, constant from one year ago and an increase of 1.5% from December. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in January averaged 63 days on the market (DOM), 23 days slower than January 2024.
Forecast: January sales were 18 units, or 4.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 402 sales for the month, while actual sales were 420 units.
New Construction: The 172 new homes sold represent 41.0% of all residential sales in the area in January. Total sales increased 55.0% year-over-year. The median sales price in January was $358,816, an increase of 6.0% from December and an increase of 4.4% from one year ago.
