According to the Lee County Association of Realtors, March residential sales in the Auburn-Opelika area increased 0.5% year-over-year from 197 to 198 closed transactions. Sales increased 21.5% from February. Two more resources to review: Quarterly Report and Annual Report.

Inventory: March Listings (691) increased 5.9% from February and increased 18.1% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.5 months, down from 4.0 months in February and up from 3.0 months in March 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in March was $371,350, an increase of 7.6% from one year ago and an increase of 2.3% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 66 days on the market (DOM), 4 days faster than March 2024.
Forecast: March sales were 22 units, or 10% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 220 sales for the month, while actual sales were 198 units.
New Construction: The 86 new homes sold represent 43.4% of all residential sales in the area in March. Total sales increased 8.9% year-over-year. The median sales price in March was $389,900, a decrease of 1.6% from February and an increase of 6.7% from one year ago.
