Morgan County home sales down 4% year-over-year in March

According to the Morgan County Association of Realtors, March residential sales in the Decatur area (Morgan and Lawrence Counties) decreased 4.4% year-over-year (Y/Y) from 114 to 109 closed transactions. Inventory: Total homes listed for sale in March increased 72.3% year-over-year from 307 to 529 listings. Months of supply rose from 2.7 in March 2024 to 4.9 in March 2025, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The area’s median sales price in March was $255,000, an increase of 4.9% from one year ago and an increase of 3.5% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in March averaged 56 days on the market (DOM), 7 days slower than March 2024.  

Forecast: March sales were 29 units, or 20.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 138 sales for the month, while actual sales were 109 units.       

New Construction: The 12 new homes sold represent 11.0% of all residential sales in the Decatur area in March. Total sales decreased 29.4% year-over-year. The median sales price in March was $287,781, an increase of 15.1% from February and a decrease of 9.7% from one year ago.
