Calhoun County home sales down 10% year-over-year in April

According to the Calhoun County Board of Realtors, April residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 10.4% year-over-year (Y/Y) from 163 to 146 closed transactions. Sales increased 4.3% from March and are now down 0.6% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (643) increased 4.2% from March and increased 17.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.4 months, remaining unchanged from March and up from 3.4 months in April 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in April was $210,148, an increase of 10.9% from one year ago and an increase of 5.3% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 52 days on the market (DOM), 9 days slower than April 2024. 

Forecast: April sales were 11 units, or 7.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 534 home sales year-to-date, while there were 528 actual sales through April, a difference of 1.2% 

New Construction: The 18 new homes sold represent 12.3% of all residential sales in the area in April. Total sales increased 50.0% year-over-year. The median sales price in April was $215,000, a decrease of 10.4% from March and a decrease of 1.2% from one year ago.
