Lee County home sales down 7% year-over-year in April

According to the Lee County Association of Realtors, April residential sales in the Auburn-Opelika area decreased 7.3% year-over-year from 207 to 192 closed transactions. Sales decreased 3.0% from March. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April Listings (721) increased 4.3% from March and increased 20.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.8 months, up from 3.5 months in March and up from 2.9 months in April 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.  

Pricing: The area’s median sales price in April was $364,950, a decrease of 3.2% from one year ago and a decrease of 1.7% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 69 days on the market (DOM), remaining unchanged from April 2024.  

Forecast: April sales were 10 units, or 4.9% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 202 sales for the month, while actual sales were 192 units.       

New Construction: The 63 new homes sold represent 32.8% of all residential sales in the area in April. Total sales decreased 33.0% year-over-year. The median sales price in April was $370,571, a decrease of 5.0% from March and a decrease of 8.8% from one year ago.
