Inventory: Homes listed for sale increased 7.1% from April and increased 31.5% year-over-year from 1,132 to 1,489 listings. Months of supply increased from 2.5 in May 2024 to 3.3 in May 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in May was $279,911, an increase of 9.8% from one year ago and an increase of 19.1% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 81 days on the market (DOM), 10 days slower than May 2024.
Forecast: May sales were 29 units, or 6.1%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 483 sales for the month, while actual sales were 454 units. ACRE forecasted 1,902 sales in the area year-to-date, while actual sales were 1,838 units, a difference of 3.4%.
New Construction: The 79 new homes sold represent 17.4% of all residential sales in the area in May. Total sales increased 12.9% year-over-year. The median sales price in May was $349,900, a decrease of 3.5% from one year ago and an increase of 6.6% from April.
