According to the Morgan County Association of Realtors, May residential sales in the Decatur area (Morgan and Lawrence Counties) increased 4.9% year-over-year (Y/Y) from 143 to 150 closed transactions. Inventory: Total homes listed for sale in May increased 60.0% year-over-year from 367 to 587 listings. Months of supply rose from 2.6 in May 2024 to 3.9 in May 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The area’s median sales price in May was $244,000, a decrease of 2.4% from one year ago and a decrease of 2.8% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 49 days on the market (DOM), 4 days slower than May 2024.
Forecast: May sales were 6 units, or 4.5%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 144 sales for the month, while actual sales were 150 units.
New Construction: The 23 new homes sold represent 15.3% of all residential sales in the Decatur area in May. Total sales decreased 17.9% year-over-year. The median sales price in May was $230,930, a decrease of 15.3% from April and a decrease of 21.7% from one year ago.
