According to the Calhoun County Board of Realtors, June residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 1.5% year-over-year (Y/Y) from 137 to 135 closed transactions. Inventory: June listings (662) increased 1.5% from May and 7.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.9 months, up from 4.1 months in May and up from 4.5 months in June 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in June was $220,000, an increase of 10.1% from one year ago and an increase of 5.8% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 45 days on the market (DOM), 3 days slower than June 2024.
Forecast: June sales were 29 units, or 17.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 885 home sales year-to-date, while there were 822 actual sales through June, a difference of 7.1%
New Construction: The 8 new homes sold represent 5.9% of all residential sales in the area in June. Total sales remained unchanged year-over-year. The median sales price in June was $250,495, an increase of 11.2% from May and an increase of 13.9% from one year ago.
