Inventory: Homes listed for sale increased 5.0% from May and increased 27.5% year-over-year from 1,227 to 1,564 listings. Months of supply increased from 2.6 in June 2024 to 3.4 in June 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in June was $268,750, an increase of 3.4% from one year ago and a decrease of 4.0% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 74 days on the market (DOM), 4 days slower than June 2024.
Forecast: June sales were 54 units, or 10.4%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 520 sales for the month, while actual sales were 466 units. ACRE forecasted 2,423 sales in the area year-to-date, while actual sales were 2,304 units, a difference of 4.9%.
New Construction: The 87 new homes sold represent 18.7% of all residential sales in the area in June. Total sales increased 3.6% year-over-year. The median sales price in June was $357,500, a decrease of 2.9% from one year ago and an increase of 2.2% from May.
