Inventory: June listings (477) increased 3.0% from May and increased 33.2% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.8 months, down from 5.1 months in May, and up from 4.0 months in June 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in June was $273,250, a decrease of 4.1% from one year ago and an increase of 5.5% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 45 days on the market (DOM), 5 days slower than in June 2024.
Forecast: June sales were 9 units, or 9.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 91 sales for the month, while actual sales were 100 units. ACRE forecasted a total of 477 home sales year-to-date, while there were 500 actual sales through June, a difference of 4.8%
New Construction: The 10 new homes sold represented 10.0% of all residential sales in the area in June. Total sales increased 11.1% year-over-year. The median sales price was $271,250, an increase of 10.0% from one year ago and an increase of 8.9% from May.
