According to the Morgan County Association of Realtors, June residential sales in the Decatur area (Morgan and Lawrence Counties) increased 38.3% year-over-year (Y/Y) from 115 to 159 closed transactions. Inventory: Total homes listed for sale in June increased 49.7% year-over-year from 386 to 578 listings. Months of supply rose from 3.4 in June 2024 to 3.6 in June 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The area’s median sales price in June was $265,000, an increase of 4.8% from one year ago and an increase of 8.6% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 52 days on the market (DOM), 27 days slower than June 2024.
Forecast: June sales were 1 unit, or 0.6%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 160 sales for the month, while actual sales were 159 units.
New Construction: The 20 new homes sold represent 12.6% of all residential sales in the Decatur area in June. Total sales increased 17.6% year-over-year. The median sales price in June was $237,805, an increase of 3.0% from May and a decrease of 15.1% from one year ago.
