According to the Calhoun County Board of Realtors, July residential sales in the area (Calhoun, Cleburne, and Talladega Counties) decreased 8.9% year-over-year (Y/Y) from 157 to 143 closed transactions. Inventory: July listings (680) increased 2.7% from June and 10.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.8 months, down from 4.9 months in June, and up from 3.9 months in July 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in July was $219,500, a decrease of 0.2% from one year ago and a decrease of 0.2% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 60 days on the market (DOM), 13 days slower than July 2024.
Forecast: July sales were 21 units, or 12.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1049 home sales year-to-date, while there were 965 actual sales through July, a difference of 8.0%
New Construction: The 9 new homes sold represent 6.3% of all residential sales in the area in July. Total sales increased by 50.0% year-over-year. The median sales price in July was $249,995, a decrease of 0.2% from June and a decrease of 9.1% from one year ago.
