Huntsville-area home sales down 8% year-over-year in July

According to ValleyMLS.com, July home sales in the Huntsville area decreased 7.8% year-over-year from 703 to 648 closed transactions. Following seasonal trends, sales increased 2.1% from June. Sales are up 2.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: July listings (2,731) decreased 0.1% from June and increased by 4.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.2 months, down from 4.3 months in June, and up from 3.7 months in July 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The median sales price in July was $341,250, a decrease of 2.5% from one year ago and a decrease of 1.1% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in July averaged 47 days on the market (DOM), 9 days slower than July 2024.  

Forecast: July sales were 122 units, or 15.8%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 770 sales for the month, while actual sales were 648 units.  

New Construction: The 179 new homes sold represent 27.6% of all residential sales in the area in July. Total sales decreased by 6.8% year-over-year. The median sales price in July was $352,293, an increase of 4.0% from June and a decrease of 3.8% from one year ago.
