According to the Morgan County Association of Realtors, July residential sales in the Decatur area (Morgan and Lawrence Counties) increased 8.6% year-over-year (Y/Y) from 117 to 127 closed transactions. Inventory: Total homes listed for sale in July increased 36.5% year-over-year from 433 to 591 listings. Months of supply rose from 3.7 months in July 2024 to 4.7 months in July 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in July was $257,500, an increase of 3.0% from one year ago and a decrease of 2.8% from June. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in July averaged 62 days on the market (DOM), 14 days slower than July 2024.
Forecast: July sales were 20 units, or 13.5%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 147 sales for the month, while actual sales were 127 units.
New Construction: The 9 new homes sold represent 7.1% of all residential sales in the Decatur area in July. Total sales decreased 18.2% year-over-year. The median sales price in July was $249,346, an increase of 4.9% from June and a decrease of 16.3% from one year ago.
