Baldwin County home sales up 10% year-over-year in August

According to the Baldwin Realtors, August residential sales increased 9.8% year-over-year from 590 to 648 closed transactions. Contrary to seasonal trends, sales decreased 4.3% from July. Sales are up 3.8% year-to-date. Two more resources to view: Quarterly Report and Annual Report.

Inventory: August listings (3,733) increased 0.8% from July and increased 14.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.8 months, up from 5.5 months in July and up from 5.5 months in August 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The Baldwin County median sales price in August was $354,990, a decrease of 2.1% from one year ago and a decrease of 3.5% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in August averaged 80 days on the market (DOM), 3 days slower than August 2024. 

Forecast: August sales were 16 units, or 2.4%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 664 sales for the month, while actual sales were 648 units.  

New Construction: The 119 new homes sold represent 18.4% of all residential sales in August. Total sales decreased 15.6% year-over-year. The median sales price for new home sales was $341,308, an increase of 1.2% from one year ago and a decrease of 4.1% from July.
