According to the Calhoun County Board of Realtors, August residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 8.8% year-over-year (Y/Y) from 171 to 186 closed transactions. Inventory: August listings (657) decreased 3.4% from July and 5.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.5 months, down from 4.8 months in July, and down from 3.6 months in August 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in August was $220,000, an increase of 10.1% from one year ago and an increase of 0.2% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in August averaged 52 days on the market (DOM), 5 days slower than August 2024.
Forecast: August sales were 16 units, or 9.7%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 1,219 home sales year-to-date, while there were 1,151 actual sales through August, a difference of 5.6%
New Construction: The 8 new homes sold represent 4.3% of all residential sales in the area in August. Total sales decreased by 33.3% year-over-year. The median sales price in August was $269,900, an increase of 8.0% from July and a decrease of 24.1% from one year ago.
