According to the Athens-Limestone Association of Realtors, August residential sales in the area decreased 11.7% year-over-year (Y/Y) from 223 to 197 closed transactions. Inventory: August listings (1,019) decreased 0.5% from July and increased 6.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.2 months, remaining unchanged from July, and up from 4.3 months in August 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in August was $325,000, a decrease of 1.5% from one year ago and an increase of 1.6% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in August averaged 56 days on the market (DOM), 15 days slower than August 2024.
Forecast: August sales were 24 units, or 10.7%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 221 sales, and actual sales were 197 units.
New Construction: The 91 new homes sold represent 46.4% of all residential sales in the area in August. Total sales decreased 1.1% year-over-year. The median sales price in August was $337,869, an increase of 7.8% from July and a decrease of 2.8% from one year ago.
