According to the Morgan County Association of Realtors, August residential sales in the Decatur area (Morgan and Lawrence Counties) decreased 17.2% year-over-year (Y/Y) from 151 to 125 closed transactions. Inventory: Total homes listed for sale in August increased 28.2% year-over-year from 465 to 596 listings. Months of supply rose from 3.1 months in August 2024 to 4.8 months in August 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in August was $259,993, a slight increase of 0.1% from one year ago and an increase of 1.0% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in August averaged 54 days on the market (DOM), 14 days slower than August 2024.
Forecast: August sales were 37 units, or 22.9%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 162 sales for the month, while actual sales were 125 units.
New Construction: The 18 new homes sold represent 14.4% of all residential sales in the Decatur area in August. Total sales remained constant year-over-year. The median sales price in August was $271,222, an increase of 8.8% from July and a decrease of 1.3% from one year ago.
