Inventory: Homes listed for sale decreased 0.4% from July and increased 7.7% year-over-year from 1,424 to 1,534 listings. Months of supply increased from 3.5 months in August 2024 to 3.9 months in August 2025, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in August was $266,174, an increase of 8.6% from one year ago and an increase of 2.4% from July. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in August averaged 71 days on the market (DOM), 5 days slower than August 2024.
Forecast: August sales were 63 units, or 13.8%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 459 sales for the month, while actual sales were 396 units. ACRE forecasted 3,358 sales in the area year-to-date, while actual sales were 3,123 units, a difference of 7.0%.
New Construction: The 61 new homes sold represent 15.4% of all residential sales in the area in August. Total sales increased 3.4% year-over-year. The median sales price in August was $338,900, a decrease of 7.7% from one year ago and a decrease of 3.1% from July.
