Baldwin County home sales up 28% year-over-year in September

According to the Baldwin Realtors, September residential sales increased 28.3% year-over-year from 509 to 653 closed transactions. Following seasonal trends, sales decreased 0.8% from August. Sales are up 6.2% year-to-date. Two more resources to view: Quarterly Report and Annual Report.

Inventory: September listings (3,633) decreased 2.7% from August and increased 7.3% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.6 months, down from 5.8 months in August and down from 6.7 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply. 

Pricing: The Baldwin County median sales price in September was $357,000, a decrease of 0.1% from one year ago and an increase of 0.6% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 86 days on the market (DOM), 1 day slower than September 2024. 

Forecast: September sales were 83 units, or 12.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 570 sales for the month, while actual sales were 653 units.  

New Construction: The 145 new homes sold represent 22.2% of all residential sales in September. Total sales decreased 15.6% year-over-year. The median sales price for new home sales was $341,905, an increase of 1.2% from one year ago and a decrease of 4.1% from August.
