Inventory: September listings (394) decreased 10.9% from August and decreased 8.4% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.9 months, down from 4.6 months in August, and down from 5.6 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in September was $262,000, an increase of 4.9% from one year ago and a decrease of 3.0% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in September averaged 73 days on the market (DOM), 29 days slower than in September 2024.
Forecast: September sales were 24 units, or 30.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 77 sales for the month, while actual sales were 101 units. ACRE forecasted a total of 731 home sales year-to-date, while there were 786 actual sales through September, a difference of 7.6%
New Construction: The 10 new homes sold represented 10.0% of all residential sales in the area in September. Total sales decreased 23.1% year-over-year. The median sales price was $226,900, a decrease of 12.1% from one year ago and a decrease of 15.9% from August.
