According to the Lee County Association of Realtors, September residential sales in the Auburn-Opelika area decreased 4.8% year-over-year from 186 to 177 closed transactions. Sales decreased 22.7% from August. Two more resources to review: Quarterly Report and Annual Report.

Inventory: September Listings (653) decreased 2.5% from August and decreased 2.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.7 months, up from 2.9 months in August, and up from 3.6 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in September was $400,000, an increase of 8.5% from one year ago and an increase of 2.8% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in September averaged 58 days on the market (DOM), 8 days slower than September 2024.
Forecast: September sales were 16 units, or 8.3% below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 193 sales for the month, while actual sales were 177 units.
New Construction: The 59 new homes sold represent 33.3% of all residential sales in the area in September. Total sales decreased 36.6% year-over-year and decreased 32.2% from August. The median sales price in September was $412,300, a decrease of 1.9% from August and an increase of 2.3% from one year ago.
