Morgan County home sales up 23% year-over-year in September

According to the Morgan County Association of Realtors, September residential sales in the Decatur area (Morgan and Lawrence Counties) increased 22.7% year-over-year (Y/Y) from 119 to 146 closed transactions. Inventory: Total homes listed for sale in September increased 3.7% year-over-year from 486 to 504 listings. Months of supply fell from 4.1 months in September 2024 to 3.5 months in September 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply. 

Pricing: The area’s median sales price in September was $243,500, a decrease of 8.1% from one year ago and a decrease of 6.3% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 50 days on the market (DOM), 6 days slower than September 2024.  

Forecast: September sales were 18 units, or 14.4%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 128 sales for the month, while actual sales were 146 units.       

New Construction: The 19 new homes sold represent 13.0% of all residential sales in the Decatur area in September. Total sales increased by 58.3% year-over-year. The median sales price in September was $247,790, a decrease of 8.6% from August and a decrease of 9.8% from one year ago.
