According to the Athens-Limestone Association of Realtors, September residential sales in the area increased 14.2% year-over-year (Y/Y) from 190 to 217 closed transactions. Inventory: September listings (963) decreased 5.5% from August and decreased 0.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.4 months, down from 5.2 months in August, and down from 5.1 months in September 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The area’s median sales price in September was $318,000, a decrease of 1.9% from one year ago, and a decrease of 2.2% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in September averaged 63 days on the market (DOM), 24 days slower than September 2024.
Forecast: September sales were 7 units, or 3.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 224 sales, and actual sales were 217 units.
New Construction: The 109 new homes sold represent 50.2% of all residential sales in the area in September. Total sales increased 10.1% year-over-year. The median sales price in September was $318,990, an increase of 1.3% from August and a decrease of 0.3% from one year ago.
