According to the Morgan County Association of Realtors, October residential sales in the Decatur area (Morgan and Lawrence Counties) increased 20.0% year-over-year (Y/Y) from 130 to 156 closed transactions. Inventory: Total homes listed for sale in October increased 1.8% year-over-year from 488 to 497 listings. Months of supply fell from 3.8 months in October 2024 to 3.2 months in October 2025, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in October was $258,450, an increase of 8.8% from one year ago and an increase of 6.1% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in October averaged 62 days on the market (DOM), 6 days slower than October 2024.
Forecast: October sales were 26 units, or 20.43%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 130 sales for the month, while actual sales were 156 units.
New Construction: The 16 new homes sold represent 10.3% of all residential sales in the Decatur area in October. Total sales decreased 27.3% year-over-year. The median sales price in October was $248,579, a decrease of 0.3% from September and a decrease of 1.4% from one year ago.
