Calhoun County home up 21% year-over-year in April

According to the Calhoun County Board of Realtors, April residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 20.7% year-over-year from 135 to 163 closed transactions. Sales increased 18.1% from March and are now up 2.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: April listings (548) increased 2.4% from March and increased 17.8 % from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 3.9 months in March and up from 2.9 in April 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.

Pricing: The area’s median sales price in April was $189,800, an increase of 18.6% from one year ago and an increase of 1.0% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in April averaged 43 days on the market (DOM), 31 days faster than April 2023.

Forecast: April sales were 6 units, or 3.7%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 169 sales for the month, while actual sales were 163 units. ACRE forecast a total of 615 residential sales in the area year-to-date, while there were 531 actual sales through April, a difference of 13.7%.  

New Construction: The 12 new homes sold represent 7.4% of all residential sales in the area in April. Total sales increased 1,100.0% year-over-year. The median sales price in April was $217,600, an increase of 8.0% from March and a decrease of 3.2% from one year ago.
