Calhoun County home sales up 6% year-over-year in September

According to the Calhoun County Board of Realtors, September residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 6.0% year-over-year (Y/Y) from 150 to 159 closed transactions. Sales decreased 7.0% from August and are now down 3.9% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: September listings (639) increased 2.7% from August and increased 13.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.0 months, up from 3.6 months in August and up from 3.1 in September 2023. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

Pricing: The area’s median sales price in September was $191,000, a decrease of 4.5% from one year ago and down 4.5% from August. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in September averaged 48 days on the market (DOM), 11 days slower than September 2023.  

Forecast: September sales were 24 units, or 17.7%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 135 sales for the month, while actual sales were 159 units. ACRE forecast a total of 1,453 residential sales in the area year-to-date, while there were 1,312 actual sales through September, a difference of 9.7%.  

New Construction: The 9 new homes sold represent 5.3% of all residential sales in the area in September. Total sales increased 125.0% year-over-year. The median sales price in September was $229,990, an increase of 5.8% from August and a decrease of 1.1% from one year ago.
