Montgomery-area home sales are down 10% year-over-year in October

According to the Montgomery Area Association of REALTORS, October home sales in the area decreased 10.4% year-over-year from 401 to 369 closed transactions. Following seasonal trends, sales decreased 10.4% from September. Two more resources to review: Quarterly Report and Annual Report.

Inventory: Homes listed for sale increased 1.3% from September and increased 5.6% year-over-year from 1,459 to 1,541 listings. Months of supply increased to 4.2 months in October 2025, up from last year’s supply of 3.6 months, reflecting a market where sellers generally have elevated bargaining power. 

Pricing: The median sales price in October was $260,000, an increase of 13.0% from one year ago and an increase of 2.0% from September. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in October averaged 78 days on the market (DOM), 5 days faster than October 2024. 

Forecast: October sales were 46 units, or 11.01%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 415 sales for the month, while actual sales were 369 units. ACRE forecasted 4,190 sales in the area year-to-date, while actual sales were 3,904 units, a difference of 6.82%. 

New Construction: The 51 new homes sold represent 13.8% of all residential sales in the area in October. Total sales decreased 5.6% year-over-year. The median sales price in October was $374,197, a decrease of 2.7% from one year ago and an increase of 6.5% from September.
