According to the Athens-Limestone Association of Realtors, December residential sales in the area decreased 4.1% year-over-year (Y/Y) from 194 to 186 closed transactions. Inventory: December listings (969) decreased 3.3% from November and increased 0.9% from one year ago. At the current sales pace, all the active inventory on the market would sell in 5.3 months, down from 5.6 in November and up from 4.9 in December 2024. The equilibrium point where buyers and sellers have roughly equal bargaining power is 4-5 months of supply.
Pricing: The area’s median sales price in December was $310,000, an decrease of 5.6% from one year ago and a decrease of 3.1% from November. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in December averaged 76 days on the market (DOM), 19 days slower than December 2024.
Forecast: December sales were 5 units, or 2.65%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 191 sales, and actual sales were 186 units. ACRE forecast a total of 2,404 sales in the area year-to-date, while there were 2,298 actual sales through December, a difference of 4.4%.
New Construction: The 98 new homes sold represent 52.7% of all residential sales in the area in December. Total sales decreased 1.0% year-over-year. The median sales price in December was $317,997, an increase of 1.8% from November and a decrease of 2.7% from one year ago.
