According to the Mobile Area Association of REALTORS, February home sales in the area saw an increase of 6.0% year-over-year from 284 to 301 closed transactions. Sales increased by 3.1% from January. Sales are up 8.0% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: February listings (1,307) increased by 9.4% from January and increased 6.5% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.3 months, up from 4.1 in January, and remained the same from 4.3 months in February 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in February was $250,000, an increase of 8.7% from one year ago and an increase of 7.8% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 66 days on the market (DOM), 8 days faster than February 2025.
Forecast: February sales were 17 units, or 6.0%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 284 sales for the month, while actual sales were 301 units.
New Construction: The 44 new homes sold represent 14.6% of all residential sales in the area in February. Total sales increased by 7.3% year-over-year. The median sales price in February was $334,200, an increase of 6.5% from one year ago and a decrease of 18.5% from January.
