Morgan County home sales up 35.4% year-over-year in February

According to the Morgan County Association of RealtorsFebruary residential sales in the Decatur area (Morgan and Lawrence Counties) increased 35.4% year-over-year (Y/Y) from 82 to 111 closed transactions. Inventory: Total homes listed for sale in February decreased 4.6% year-over-year from 502 to 479 listings. Months of supply fell from 6.1 months in February 2025 to 4.3 months in February 2026, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply. 

Pricing: The area’s median sales price in February was $243,000, a decrease of 1.4% from one year ago and an increase of 8.3% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in February averaged 65 days on the market (DOM), 4 days slower than February 2025.  

Forecast: February sales were 13 units, or 12.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 98 sales for the month, while actual sales were 111 units.       

New Construction: The 14 new homes sold represent 12.6% of all residential sales in the Decatur area in February. Total sales increased 7.7% year-over-year. The median sales price in February was $268,704, a decrease of 19.8% from January and an increase of 7.5% from one year ago.
