Inventory: Homes listed for sale increased 3.0% from January and increased 13.0% year-over-year from 1,297 to 1,465 listings. Months of supply increased to 5.1 months in February 2026, up from last year’s supply of 4.4 months, reflecting a market where sellers generally have elevated bargaining power.
Pricing: The median sales price in February was $260,000, an increase of 0.5% from one year ago and an increase of 6.1% from January. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in February averaged 95 days on the market (DOM), 10 days slower than February 2025.
Forecast: February sales were 10 units, or 3.4%, below the Alabama Center for Real Estate (ACRE) monthly forecast. ACRE projected 295 sales for the month, while actual sales were 285 units. ACRE forecasted 541 sales in the area year-to-date, while actual sales were 554 units, a difference of 2.4%.
New Construction: The 40 new homes sold represent 14.0% of all residential sales in the area in February. Total sales decreased 32.2% year-over-year. The median sales price in February was $348,922, a decrease of 1.4% from one year ago and a decrease of 5.9% from January.
