According to the Morgan County Association of Realtors, March residential sales in the Decatur area (Morgan and Lawrence Counties) increased 28.4% year-over-year (Y/Y) from 109 to 140 closed transactions. Inventory: Total homes listed for sale in March decreased 4.9% year-over-year from 529 to 503 listings. Months of supply fell from 4.9 months in March 2025 to 3.6 months in March 2026, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in March was $254,200, a decrease of 0.1% from one year ago and an increase of 4.6% from February. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in March averaged 73 days on the market (DOM), 17 days slower than March 2025.
Forecast: March sales were 3 units, or 2.1%, below the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 143 sales for the month, while actual sales were 140 units.
New Construction: The 12 new homes sold represent 8.6% of all residential sales in the Decatur area in March. Total sales increased by 0.0% year-over-year. The median sales price in March was $265,490, a decrease of 1.2% from February and a decrease of 0.0%from one year ago.
