Calhoun County home sales up 3.4% year-over-year in April

 

According to the Calhoun County Board of Realtors, April residential sales in the area (Calhoun, Cleburne, and Talladega Counties) increased 3.4% year-over-year (Y/Y) from 146 to 151 closed transactions. Sales decreased 2.6% from March and are now up 7.0 year-to-date. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: April listings (674) increased 0.1% from March and increased 4.8% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.5 months, up from 4.3 months in March, and up from 4.4 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply. 

 Pricing: The area’s median sales price in April was $215,000, an increase of 2.1% from one year ago and an increase of 5.4% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. 

Homes sold in April averaged 71 days on the market (DOM), 19 days slower than April 2025. 

 Forecast: April sales were 6 units, or 3.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE forecasted a total of 527 home sales year-to-date, while there were 565 actual sales through April, a difference of 7.2% 

New Construction: The 11 new homes sold represents 7.3% of all residential sales in the area in April. Total sales decreased by 38.9% year-over-year. The median sales price in April was $231,000, an increase of 5.3% from March, and an increase of 7.4% from one year ago.
