Inventory: April listings (2,432) increased 1.6% from March and increased by 2.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 3.4 months, down from 3.7 months in March, and down 3.6 months in April 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in April was $336,450, an increase of 2.0% from one year ago and a decrease of 0.7% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in April averaged 52 days on the market (DOM), 2 days slower than April 2025.
Forecast: April sales were 87 units, or 13.9%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 625 sales for the month, while actual sales were 712 units. ACRE forecasted a total of 2,118 home sales year-to-date, while there were 2,296 actual sales through April, a difference of 8.38%.
New Construction: The 206 new homes sold represents 28.9% of all residential sales in the area in April. Total sales decreased by 0.5% year-over-year. The median sales price in April was $339,497, an increase of 0.3% from March and an increase of 3.8% from one year ago.
