Inventory: April listings (702) increased 3.1% from March and increased 14.7% from one year ago. At the current sales pace, all the active inventory on the market would sell in 4.0 months, down from 4.5 months in March, but up from 3.4 months in April 2025. The equilibrium points where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.

Pricing: The Dothan area’s median sales price in April was $241,888, a decrease of 3.5% from one year ago and a decrease of 5.5% from March. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.

Homes sold in April averaged 119 days on the market (DOM), 18 days slower than April 2025.

Forecast: April sales (177) were 3 units, or 1.6% above the Alabama Center for Real Estate’s (ACRE) monthly forecast (174). ACRE forecasted a total of 580 home sales year-to-date, while there were 588 actual sales through April, a difference of 1.4%.
