According to the Morgan County Association of Realtors, May residential sales in the Decatur area (Morgan and Lawrence Counties) increased 2.7% year-over-year (Y/Y) from 150 to 154 closed transactions. Inventory: Total homes listed for sale in May decreased 11.1% year-over-year from 587 to 522 listings. Months of supply fell from 3.9 months in May 2025 to 3.4 months in May 2026, reflecting a market where sellers generally have elevated bargaining power. The equilibrium point where buyers and sellers have roughly equal bargaining power is six months of supply.
Pricing: The area’s median sales price in May was $241,000, a decrease of 1.2% from one year ago and a decrease of 6.6% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 49 days on the market (DOM), 0 days slower than May 2025.
Forecast: May sales were 5 units, or 3.6%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 149 sales for the month, while actual sales were 154 units.
New Construction: The 29 new homes sold represent 18.8% of all residential sales in the Decatur area in May. Total sales increased by 26.1% year-over-year. The median sales price in May was $214,900, a decrease of 16.3% from April and a decrease of 6.9% from one year ago.
