Inventory: Total homes listed for sale in May decreased 66.4% year-over-year from 437 to 147 listings and decreased 30.3% from April. Months of supply (inventory to sales ratio) decreased from 2.4 months in April to 1.6 months in May. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The area’s median sales price in May was $233,500, decreasing 2.2% from one year ago and increasing 6.7% from April. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in May averaged 47 days on the market (DOM), 8 days faster than May 2025.
Forecast: May sales were 15 units, or 20.6%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 75 sales for the month, while actual sales were 90 units. ACRE projected 343 sales year-to-date, while actual sales were 347, a difference of 1.3%.
