According to the Baldwin Realtors, June condominium sales increased 16.2% year-over-year (Y/Y) from 117 to 136 closed transactions. Contrary to seasonal trends, sales decreased 7.5% from May. Sales are up 31.7% year-to-date. Two more resources to review: Quarterly Report and Annual Report.
Inventory: June listings (1,080) decreased 4.2% from May and decreased 14.6% from one year ago. At the current sales pace, all the active inventory on the market would sell in 7.9 months, up from 7.7 in May and down from 10.8 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is 6 months of supply.
Pricing: The Baldwin County condo median sales price in June was $575,000, a decrease of 10.1% from one year ago and a decrease of 8.7% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Condos sold in June averaged 132 days on the market (DOM), 17 days slower than one year ago.
Forecast: June sales were 16 units, or 13.02%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 120 sales for the month, while actual sales were 136 units. ACRE forecasted a total of 629 condo sales year-to-date while there were 723 actual sales through June, a difference of 14.9%.
