Phenix City Area Residential Sales up 12.3% year-over-year in June

Sales: According to the East Alabama Board of Realtors, June residential sales increased 12.3% year-over-year from 138 to 155 closed transactions. Following seasonal trends, sales increased 5.4% from May. The results were 5.2% above the 5-year June average of 147 sales. Two more resources to review: Quarterly Report and Annual Report.

 Inventory: Total homes listed for sale in June increased 25.1% year-over-year from 506 to 633 listings. The market currently has 4.1 months of supply, up 11.4% from 3.7 months of supply in June 2025.  

 Pricing: The area’s median sales price in June was $305,000, an increase of 5.7% from one year ago, and an increase of 1.7% from the prior month. This direction coincides with historical data (2021-2025), indicating that the June median sales price on average increase from May by 18.4%. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood. The average number of days on the market (DOM) for homes sold during June was 48 days, up 11.6% from 43 days one year ago and up 11.6% from 45 days in May 2026. 

 Forecast: June sales were 18 units, or 13.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 137 sales for the month, while actual sales were 155 units.
