According to the Mobile Area Association of REALTORS, June home sales in the area saw an increase of 20.8% year-over-year from 389 to 470 closed transactions. Sales increased by 14.1% from May. Sales are up 7.1% year-to-date. Two more resources to review: Quarterly Report and Annual Report.

Inventory: June listings (1,296) decreased by 2.6% from May and decreased 4.0% from one year ago. At the current sales pace, all the active inventory on the market would sell in 2.8 months, down from 3.2 in May, and down from 3.5 months in June 2025. The equilibrium point where buyers and sellers have roughly equal bargaining power is roughly 6 months of supply.
Pricing: The median sales price in June was $259,900, an increase of 8.7% from one year ago and an increase of 4.0% from May. The differing sample size (number of residential sales of comparative months) can contribute to statistical volatility, including pricing. ACRE recommends consulting with a local real estate professional to discuss pricing, as it will vary from neighborhood to neighborhood.
Homes sold in June averaged 59 days on the market (DOM), 1 day slower than June 2025.
Forecast: June sales were 19 units, or 4.1%, above the Alabama Center for Real Estate’s (ACRE) monthly forecast. ACRE projected 451 sales for the month, while actual sales were 470 units.
New Construction: The 77 new homes sold represent 16.4% of all residential sales in the area in June. Total sales increased by 140.6% year-over-year. The median sales price in June was $308,900, an increase of 3.9% from one year ago and an increase of 1.0% from May.
